There is nothing cheaper than paint, it can transform a house to instantly feel fresh, clean and updated. Color choice is very important, I find earthy colors in various hues to be very desirable to most people.

Do not go overboard with dark, or bright colors. I find if those are used on one accent wall or as well chosen decorative accent pieces, potential buyers are able to envision their personal belongings in the house easier.

I have had many clients end up with a great deal by choosing to buy a short sale. It is far better for the community, the seller, the buyer and the lender to have a property sell as a short sale and not as a foreclosure. Choosing an experienced Realtor is absolutely critical.

There is an important distinction the public should know between discount or limited service real estate companies, as compared to full service companies, the mere words “discount” or “limited service” imply to many people, there is only a reduction in the cost.

The word limited is defined as “lacking breadth and originality”, and discount is defined, “a reduction made in the gross value of something.” This means yes, it may cost less, but the value was reduced to get that price.

Is reduced value what you really want in the most expensive transaction of most family’s lives? There is a very real difference in the services provided and potential liability, in my opinion.

I think Barbara’s statistical analysis of the entire Charlottesville housing market is helpful. At this point in time, new homes make upa very small percentage of the total number of homes sold. Putting the article published in the Daily Progress into proper context is important. It is absolutely true that those of us in the real estate industry want good news shared with the public, but as Barbara stated, we do not want expectations set unrealistically high, especially for home owners selling their properties at this time.
